Repurposing
Santos Warehouse, Rotterdam

For this project, a repurposing proposal was developed for the historic Pakhuis Santos, a monumental warehouse dating from 1901. The aim of the assignment was to investigate a new function for the building and to draw up a management plan for a period of ten years.

Various sources were used for the research, including a building history report and a site visit in Rotterdam. The current condition of the building and its original construction were examined.​

The analysis shows that the exterior of the warehouse is largely in good condition, while the interior and various structural components require modifications. In order to make the building suitable for future use, interventions are needed on, among other things, floors, facades, windows, roof and installations. New partition walls and technical facilities are also necessary to make the building energy-efficient and functional.
 

In addition, it is recommended that a foundation survey be carried out due to the possible presence of wooden pile foundations. As an additional option, a roof terrace with catering facilities is proposed to generate extra income for the future maintenance of the monumental building.
